HEALTHY RECIPE

 

Fresh Dill - Basmati Rice with Chard and Chickpeas

 

Taken From: Veganomicon

 2 cups basmati rice

2 shallots, minced

1 small onion, cut into fine dice

2 tbsps. white wine

1/2 tsp. cumin seeds

1 tsp. garam masala

1 bunch fresh dill, large stems removed, chopped finely (about 3/4 cup)

1 lb. chard, washed and any thick stems removed

1 (15-ounce) can chickpeas, drainded and rinsed

2 cups water or vegetable stock

1 - 2 tsp. salt (use less if using a salty vegetable stock)

1 tsp. freshly grated lemon zest

Freshly ground pepper

Pinch of cayenne

Juice of 1 lemon

1 - 2 lemons sliced into wedges (optional)

In a medium-size bowl, rinse the basmati rice with a few changes of water, then cover with at least 2 inches of water. Set aside while preparing the other ingredients, allowing the rice to soak in the water for at least 20 minutes.  When ready touse, carefully drain the rice with a fine-mesh strainer.

 Steam the chard either in a steamer or a large, covered pot filed with about 2 inches of boiling water. When the chard is limp and bright green, transfer it to a bowl to cool and squeeze as much water as possible from it. Roll tightly into bunches and chop finely.

 In a large, lidded, heavy-bottomed 4-quart pot, heat the white wine. Add the cumin seeds, shallots and onion. Sprinkle with the garam masala and sautee until the onions and shallots are soft, 6 to 8 minutes.  Add the drained rice, folding to coat the grains with the spiced mixture.  Add the chopped dill, chard, chickpeas, veggie stock, salt, lemon zest, pepper, and cayenne. Cover and increase heat to bring to a boil, then quickly lower the heat to medium-low and tightly cover.  Cook for 25 to 30 minutes, until liquid is absorbed and rice is fluffy, wathching carefully as not to burn.

 Remove from heat, sprinkle with the lemon juice, fluff the rice with a fork, and cover again. Allow to sit for another 10 minutes before serving with lemon wedges.

DEVELOPER'S CORNER

 Protective Covenants and How to Address Violations

 

Protective Covenants exist for each of the neighborhoods within the community. These covenants were recorded with the original subdivision and follows the land with each new owner.  These covenants vary with each community and govern things like the minimum size of the home and the permissibility of things like fences and out buildings.  Covenants exist to uphold the value of the homes through a consistent standard.  Rules also provide security for new property owners so they know what to expect from their neighbors.

 

When new owners purchase through White Rock Real Estate, we provide a copy of the covenants for that community and review them with the new owner.  It has recently come to our attention that non-White Rock real estate agents do not always provide copies of the deed restrictions to buyers nor have they explained that they even exist when they are selling or listing the properties.  This causes problems for the community when residents are seeing covenant violations and want to know how to address them.

 

Here’s how:

• It is the adjacent property owner’s responsibility to uphold the covenants because the restrictions are connected to the land and must be enforced by other affected property owners.

 

• Each neighborhood should meet to discuss how they would like to cooperatively address these violations.

 

• When there is a violation, property owners collectively or individually should write a letter as concerned property owners or hire legal council to write the letter.

 

• Most violations will be corrected when the violating property owner becomes aware of the issue since most violations are a function of ignorance.

 

• White Rock Inc. provides copies of the restrictions to anyone who lists or sells thorough our agency and keeps copies on file for all neighborhoods.

 

• We will happily supply copies of the Covenants to your neighborhood group.
